Roof Repair and Replacement

BEC performed the initial roof survey and building prioritization, created the specifications and project manual, managed the bidding process, scheduled and conducted on-site meetings with the owner and contractor, and performed quality control evaluations throughout the project until final completion. 

At the end of the project, BEC saved the owner thousands of dollars by reviewing the change order quantities and costs prior to owner authorization.

Siding Repair and Replacement

In addition to water infiltration issues, the recently-installed siding frequently blew off the building. BEC performed the initial siding condition survey, addressed the problem, estimated a project budget, created the specifications and project manual, managed the bidding process, scheduled and conducted onsite meetings with the owner and contractor, and performed quality control evaluations throughout the project until final completion. The building performance has improved dramatically since our interference with the project.

Window and Door Repair and Replacement

Many high-rise residential and commercial buildings have windows and/or balcony door styles which are inappropriate for the higher wind loads or commercial applications. BEC surveys and reports on current conditions and offers recommendations for cost-effective and permanent remediation.

As with the project shown on the above right, in most cases water infiltration problems occur not due to the window itself, but to the brick facade flashing/construction that surrounds the window. BEC will diagnose and design a custom repair to the brick and flashing that will permanently solve the water infiltration problem. BEC will also meet the contractor on-site to evaluate the repair in progress and ensure quality control.

BEC offers comprehensive consultation in regards to drainage, waterproofing, and foundation issues. We help diagnose drainage and foundation problems, determine solutions, and supervise the remediation to ensure quality control. The above property has ongoing problems due to negative ground gradation at various locations. BEC has significantly reduced the issues by designing custom drain configuration, determining areas to be re-graded, and specifying repairs to multiple areas of building foundation.
